Whether you are buying or selling

Tell us which side of the deal you are on. The next steps are short and clear.

If you are buying

Find land that is legally clean and fits what you plan to build or grow.

  • Tell us the district, your budget and what the land is for
  • We shortlist plots with a map pin and photos
  • The 7/12, 8A, Village Form 6 and NA order are checked before you pay a token
  • Site visit with us, then help with price talks and the agreement
  • Support up to registration at the sub-registrar's office

If you are selling

Get your land in front of buyers with the right documents ready.

  • Send the village, survey number and a copy of the 7/12
  • We review the papers and tell you what is missing before you list
  • We present the land to buyers who are looking in that area
  • Site visits are arranged and offers come to you; you decide
  • Help lining up the documents for the sale deed and registration

Land for every plan

Each kind of land has its own paperwork. Pick the one you have or want, and we start from there.

NA & residential plots

Converted plots in approved layouts, ready for a home or a small project.

Agricultural land

Farm land for eligible buyers. Farmer status and tenure are checked first.

Industrial land

Plots for factories and warehouses near industrial estates, ports and highways.

Commercial land

Highway-touch and city-edge parcels for showrooms, offices and retail.

Bulk & development land

Larger parcels for developers and investors, including layouts and township sites.

How a land deal runs

The same six steps apply whether you are buying or selling.

  1. Tell us what you need

Buy or sell, the district, the size or budget, and what the land is for. A call or a WhatsApp message is enough.

  2. Shortlist or prepare

Buyers get plots with a map pin and photos. Sellers get a short list of documents to gather.

  3. Documents first

7/12 and 8A extracts, Village Form 6, the NA order, tenure and the Jantri value are reviewed before any token is paid. Your advocate gives the final title opinion.

  4. Visit the land

Walk the boundary, check the access road and confirm the measurement against the records.

  5. Agree and pay

Price, payment schedule and conditions go into a written agreement. Pay through banking channels.

  6. Register and update records

The sale deed is registered at the sub-registrar's office, then the mutation entry is made so the 7/12 shows the new owner.

What to check on any land in Gujarat

These six checks catch most problems early. Your advocate makes the final call.

7/12 and 8A extracts

Farmer or non-farmer land

Farm land can generally be bought only by a verified farmer. A non-farmer needs the Collector's permission under Section 63 of the Bombay Tenancy and Agricultural Lands Act, which is rarely given.

Revenue office · your advocate

NA permission

Land used for homes, factories or shops needs non-agricultural (NA) permission under Section 65 of the Gujarat Land Revenue Code. Ask for the NA order and the approved layout.

District Collector · i-ORA portal

Old or new tenure

New tenure land needs state permission and a premium before it can be sold or converted. Check the tenure remark on the 7/12.

7/12 remark · Collector's office

Title and heirs

Every co-owner and legal heir must sign the sale deed. An advocate should search the title and encumbrances before you pay a token.

Your advocate · sub-registrar records

Jantri value and duty

Duty is charged on the higher of the deal price and the Jantri (government) value. We last noted 4.9% stamp duty plus 1% registration. Confirm the current rates before you sign.

GARVI portal · sub-registrar

General information, not legal advice. Land rules, circulars and duty rates change. Always get a title opinion from an advocate and confirm the latest rules with the revenue office and the sub-registrar before you pay.

Questions we hear often

NRIs and OCI cardholders generally cannot buy agricultural land, plantation property or farmhouses in India. They can buy residential and commercial property, and can inherit land. These rules sit under FEMA and can change, so check the current RBI position before you commit.

Recent 7/12 and 8A extracts, Village Form 6, the NA order and approved layout plan (if the land is non-agricultural), earlier sale deeds, property tax or revenue receipts, ID and PAN of every owner, heirship papers if the land was inherited, and a bank NOC if it is mortgaged.

It depends on the paperwork. A clean, non-agricultural plot with every document in place can move quickly. Farm land, new tenure land and land with several co-owners or heirs usually takes longer because permissions and signatures have to be lined up first.

No. We are real estate advisors, not a law firm. A title opinion from your own advocate is part of every careful land purchase. We help you collect and organise the documents that your lawyer will ask for.

Part-sales usually need a sub-division or layout approval first, and farm land has minimum-size rules. Ask the revenue office what is allowed for your survey number before you promise a portion to anyone.

Yes. Coastal land can fall under Coastal Regulation Zone limits, and some border districts need extra permissions for transfers. Confirm both before you pay a token amount.

Post your land for sale

Fill in the details from your 7/12 or property card and draw the land on the map. We check the details, then publish your land on this page with its boundary, a 3D view and its FSI. Your phone number is never shown: buyers contact us, and we call you.

1. You
2. The land (from the 7/12 or property card)

3. Zoning
4. Location and boundary

Open Google Maps, drop a pin on your land, tap Share and paste the link here. Then tap each corner of the land on the satellite map below, in order around the boundary. Drag a corner to adjust it.

We check the drawn area against the 7/12 area, the map link against the boundary, and the location against the authority you chose. Our team verifies every land before it is published, usually within a day.

    Start with a short message
